What homeowners insurance covers

A standard homeowners policy (HO-3 in industry terms) is actually a bundle of several coverages that work together. Understanding each one helps you make smarter decisions about limits and deductibles.

Dwelling coverage

This pays to repair or rebuild your home if it's damaged by a covered event — fire, windstorm, hail, vandalism, or falling objects, among others. The key number here is the replacement cost of your home, which is what it would actually cost to rebuild at today's construction prices. That's different from (and usually higher than) the market value or your mortgage balance.

Personal property

This covers your belongings — furniture, clothing, electronics, appliances — if they're damaged or stolen. Standard policies typically cover personal property at 50–70% of your dwelling limit. High-value items like jewelry, art, or firearms may need scheduled endorsements for full protection.

Liability protection

If a guest slips on your walkway or your dog bites a neighbor, liability coverage pays for their medical bills, legal defense costs, and any judgment against you. Most policies start at $100,000, but we usually recommend at least $300,000 — an umbrella policy on top of that is worth considering if your assets exceed your liability limit.

Additional living expenses

If your home becomes uninhabitable after a covered loss, this pays for temporary housing, restaurant meals, and other extra costs while repairs are underway. It's one of those coverages you never think about until you desperately need it.
